Minaean’s new modular building system product is innovated by Minaean Building Solutions Inc., Vancouver to suit the weather, climatic and seismic conditions of Indian sub-continent. The product was developed to meet the requirement of one of the prestigious clients in India and supported and supervised by one of the world’s leading engineering consultants SKM (Sinclair Knight Merz) of Australia. .
The system uses generic steel framing methods – a construction process that was already pioneered by Minaean during the last four years in India. The factory-based assembly process for modular buildings is typically a much faster process than other types of construction, being free from weather interruptions and the problems of coordinating various sub-contractors and suppliers for day-to-day site management. Hence stream-lined production-line processes are adopted to maximize efficiency.
Each building is typically made up of several modules. ALL work in the building modules, including insulation, installation of doors/windows/sheet glass, internal and external cladding, and electrical wiring and as much as possible the plumbing and drainage – are done at the factory by dedicated labour teams for each area of specialization. The modules are assembled and bolted together and checked thoroughly at the factory before shipping to ensure the required final quality at the site.
The modules are then separated and loaded on flat bed trailers and sent to the site where each module is lifted off the truck and set down at its position on pre-constructed foundation pads by cranes and then joined together. All other services are quickly connected to the mains supply, the joints between the modules are finished, and any necessary touch-up work is done. Hence the actual time and work at site is not more than two to three days, depending upon type of building.
